Where repair management actually goes wrong
Almost nobody loses money on the repair itself. They lose it on the delay. A tenant reports damp in October, it sits in a message thread, two contractors do not call back, and by January it is a mould claim and a strained tenancy. Small faults become large ones at a predictable rate.
The second failure is evidence. When a repair is challenged, the question is when you were put on notice and what you did about it. A phone that has since been reset is not an answer.
What good looks like: six steps
- Step 1The report arrives
Your tenant describes the problem and attaches photos from their phone. No app install, no 11pm phone call, no scrolling back through a WhatsApp thread to find what they said.
- Step 2Urgency is decided for you
Each report is scored by urgency and category. An active leak or dead boiler flags immediately; a slow-draining sink queues as routine. You act on a short summary rather than a wall of messages.
- Step 3Quotes come to you
Vetted local tradespeople quote through the app. You compare price, ETA and rating side by side and approve one in a tap. The job then locks to that trade.
- Step 4Money is held, not gambled
You pay the approved quote into escrow by card, Apple Pay or Google Pay. Nothing reaches the tradesperson yet.
- Step 5Dual sign-off
The tradesperson marks the job complete and the tenant confirms the fix. Only then do funds release. If extra work is found mid-job, the trade raises a variation with photos for you to approve separately.
- Step 6The record writes itself
Report, triage score, quotes, messages, scheduling, invoice and completion are all logged against the property — the evidence you need if a repair is ever disputed.
What it costs
£5 per completed job. There is no subscription, no per-property licence and no percentage of the repair value — a £900 boiler swap costs the same £5 as a £60 tap washer.
